Information for tenants
How much deposit will I have to pay? Six week rent deposit payable on every property
How much is the administration fee and the tenancy agreement? Administration fee of £69.00 which includes your tenancy agreement
How much does the referencing cost? Referencing fee of £29.90 per tenant
What is a check in and how much is it? A check in is carried out by an independant inventory company who will go through the inventory with you and document any differences and the condition of the property when you move in to safe guard your deposit. Check in fee (dependant on size of property) from £51.75
Are bills included in the rent? Not normally, please check with the agent. The tenant is responsible for gas, electricity, council tax, water rates and tv licence and phone bill. There are some occasions when a utility bill may be included but this will be specified in the property details.
If I like the property I am viewing what do I do next? Once you have found the property you want, you will need to put down a holding deposit of £200. This secures the property for you whilst references are being obtained. It is a non returnable deposit should you withdraw or fail your references and will be deducted from the total balance you need to pay on or before the start of the tenancy.
Home lettings will give you a break down of all the costs and show you what is payable on or before you take the tenancy.
What is referencing? We use an agency to carry out a credit check on each tenant and take up employment references to confirm your salary along with a landlords reference if you are renting at the moment.
Who do we contact if there is something wrong with the property once we move in? Home Lettings will give you a tenants information pack which will tell you if we manage the property or you contact the landlord direct.
What is the deposit scheme? There are 3 government backed schemes available and every deposit taken must be protected with one of these schemes. Home Lettings will put the infomation in the tenancy agreement of the one being used for your deposit.
What if we have pets or are smokers? Permission is to be given by the landlord if you have pets or are a smoker make sure you mention this before viewing a property.
